Damage Caused by Bats

Bats typically gain access to commercial buildings in the spring and summer, to nest and raise their young. Bats can access the building through damaged roof shingles, fascia boards, soffits, and vents. If a bat has gained access to your municipal or commercial building, it has likely established multiple points of entry.

Once a colony of bats is established, they often damage the insulation and other building materials with their droppings, or guano.  This guano can cause insulation to be soiled and in large quantities smells like ammonia. The Process of Bat Proofing

Municipal and commercial buildings traditionally have much longer usable lives than a typical residential structure. Imagine the old courthouse or school building in town. They are often re-purposed and re-used as decades roll by.

Because of these longer lifecycles (and sometimes because inferior materials are used) cracks and gaps tend to develop in commercial and municipal buildings. You might not think a small crack or gap would present an inviting home for a bat, but bats have the ability to squeeze into very small spaces. All that is required for a bat to enter the interior of a building is a gap the size of a dime or a nickel.

As we develop a strategy for excluding bats from buildings for municipal and commercial clients, we spend a lot of time focused on exclusion practices that eliminate those gaps. We focused on screening over and replacing siding to eliminate larger holes and gaps while sealing smaller cracks and gaps with sealant.

We also take into account both time of day and seasonality in preparing our exclusion strategy. We ensure all bats have left the property BEFORE we embark on the process of sealing the structure. Sealing IN live animals will only create larger problems down the line, increasing costs and health risks from dying and dead animals and their waste.

I arranged for them to install wire screening on 2 sides of a concrete stoop to prevent animals from digging under my porch. (I have used this company in the past to remove animals from other parts of my property. They suggested this proactive work.) They called to remind me several days before their appointment. We had bees crawling under exterior siding through a gap between siding and brick wall and wanted them eliminated. Phil the technician from ABC arrived at the scheduled time. He observed the bees and identified them as yellow jackets.
